The only thing that truly matters is that your grievance is submitted before the official deadline, March 2nd 2026. In fact, filing too soon can actually work against you, because you may not have enough recent sales data to make a strong case.
In my experience, the most critical factor in a successful grievance is making strong property comparisons. By waiting until just a few weeks before the deadline, you can tap into a broader pool of recently sold properties, those that are similar in size, location, and features but are taxed at lower rates. These comparisons form the backbone of a compelling case and significantly improve your chances of reducing your property tax burden.
For those who have signed up since last March, I will ensure filings are submitted before mid-February to take advantage of the most recent sales data!

Please note that filing begins on January 2, 2026, so you may not see much activity on the pages until then. Starting mid-November, I’ll follow up if I need additional details from you. For example, if the address you entered doesn’t match, the system will flag it and I’ll reach out to confirm.
If something isn’t working as expected, please email me about it as well. I want to make sure everything runs smoothly. This is very much a one-man show, but I’ll do my best to respond promptly. And don’t worry—there’s a human touch behind the process too

Below is the official update we received regarding the status of these offers:
“ARC releases offers in rounds, and some cases may not have been included in the initial rounds. Additional offer rounds are expected in the coming weeks or months.
📅 All 26/27 applications will receive a response before the publication of the 26/27 tax roll on April 1, 2026.

The average reduction was 6%, with some reaching as high as 19%, a clear sign the system is working effectively.

Tax Rate: 25.5
→ 1,152 × 25.5 = $29,376 - New Tax Bill After Reduction
Assessed Value: 1,050
→ 1,050 × 25.5 = $26,775 - Total Tax Savings
$29,376 – $26,775 = $2,601
$2,601 × 0.35 = $910 or $2,601 X 0.50 = $1300.75
Starting in 2026, the flat fee for all new sign-ups will increase to $99.00 to reflect client feedback and the level of work involved.
