When it comes to property tax grievances, timing is more than just a detail, it’s a strategic tool. Contrary to what some may think, there’s no bonus or reward for filing early. The only thing that truly matters is that your grievance is submitted before the official deadline, March 2nd 2026. In fact, filing too soon can actually work against you, because you may not have enough recent sales data to make a strong case.
In my experience, the most critical factor in a successful grievance is making strong property comparisons. By waiting until just a few weeks before the deadline, you can tap into a broader pool of recently sold properties, those that are similar in size, location, and features but are taxed at lower rates. These comparisons form the backbone of a compelling case and significantly improve your chances of reducing your property tax burden.
For those who have signed up since last March, I will ensure filings are submitted before mid-February to take advantage of the most recent sales data!
